1 in 15 U.S. Homes Tests Above the EPA’s Radon Action Level Before Winter Sets In

Nearly one out of every 15 homes in the United States has a radon level the EPA considers elevated, according to National Radon Program Services, the EPA-funded radon education program administered through Kansas State University. The EPA’s action threshold sits at 4 picocuries per liter (pCi/L), the point at which the U.S. Surgeon General and EPA jointly recommend fixing the problem, and the agency suggests at least considering mitigation anywhere between 2 and 4 pCi/L. For context, the average radon level in a single-family home is about 1.3 pCi/L, which means a reading at or above the action level isn’t a marginal exceedance, it’s several times the typical background level. Radon is a naturally occurring radioactive gas that seeps up from soil and rock through foundation cracks and gaps, and it’s the second-leading cause of lung cancer in the U.S. after smoking, which is exactly why the EPA doesn’t treat 4 pCi/L as a rounding error.

Why Fall Is the Right Testing Window

The EPA’s own testing protocol, laid out in its homebuyer’s radon guide, calls for closed-house conditions during any short-term test: windows and exterior doors kept shut for at least 12 hours before a test lasting under four days, and for the duration of the test itself if it runs longer. That’s a hard condition to meet in spring or summer, when most households are propping doors open and running window fans. Once a home is sealed up for the heating season, radon that would otherwise vent out through open windows instead accumulates, which makes fall and winter the season when a test actually reflects what a household is breathing rather than an artificially low summer reading.

What Testing Actually Costs

The EPA’s guidance notes that short-term and long-term passive test devices are “generally inexpensive,” commonly priced under $25 at hardware stores, mail order, or through state radon programs, and can be set up by a homeowner without a technician visit. Results come back from a lab within days for most short-term kits. If a test comes back at or above 4 pCi/L, the EPA recommends a second test to confirm the reading before moving to mitigation, and notes that fixing an elevated home “can be done for about the same cost as other common home repairs,” not free, but comparable to a furnace repair or a water heater replacement rather than a major renovation.

The Health Stakes Behind the Number

The EPA estimates radon exposure causes approximately 21,000 lung cancer deaths annually in the U.S., an estimate built from the National Academy of Sciences’ BEIR VI report and reaffirmed in the agency’s 2003 risk assessment. The Surgeon General has called it the second-leading cause of lung cancer nationally, behind only smoking, and the risk compounds for smokers exposed to elevated radon simultaneously. None of that is detectable without a test: radon has no smell, no color, and no taste, so a house can have a serious radon problem for years while looking and feeling completely normal.

The Mitigation Itself Isn’t Complicated

A typical radon mitigation system uses a vent pipe and an inline fan to draw soil gas from beneath the foundation and exhaust it above the roofline before it can enter the living space, a passive-to-active conversion that a qualified mitigator can usually complete in a single day. The EPA recommends getting quotes from more than one certified mitigator, since pricing and system design vary based on foundation type, and confirming any contractor is certified through a state program or the National Radon Proficiency Program before signing anything. Once installed, a mitigation system runs continuously in the background the same way an exhaust fan or sump pump does, and most homeowners never think about it again until the next retest confirms it’s still doing its job.

The EPA recommends retesting every two years, or sooner after any renovation that disturbs the foundation, since levels can shift when a slab cracks, a sump pit goes in, or a crawl space gets sealed. A closed-up house in January is a fundamentally different test environment than the same house with the windows open in June, which is exactly why the test most households skip every spring is worth scheduling this fall instead, before the furnace kicks on and the doors stay shut for good.
