Sellers Are Walking Away From Their Own Listings

5.8% of all U.S. home listings were pulled off the market in April 2026 without selling, tying the highest delisting share Redfin has recorded since March 2020, according to the company’s own report. Coverage from ABC13 Houston and financial wire distribution on Business Wire both confirmed the same near-record figures independently.

The Reason Is Simple: Buyers Won’t Pay

Redfin’s research points to a straightforward mismatch. Many sellers are still pricing homes based on pandemic-era expectations, while buyers facing high mortgage rates simply refuse to bid those prices up. “Sellers are still getting used to the post-pandemic normal,” said Patricia Ammann, a Redfin agent in Arlington, Virginia, in comments included in Redfin’s report, noting buyers are much less likely to bid prices up than they were a few years ago.

Relistings Are Rising Alongside Delistings

Redfin’s data shows 2.5% of April listings were relistings, homes that had been delisted within the prior 12 months and then put back on the market. That’s the highest relisting rate since mid-2020. The Bay Area leads that pattern, with San Francisco at 4.2% and San Jose at 4.1%.

Where the Standoff Is Sharpest

Delistings are concentrated in specific metros. Atlanta led the country at 10.7%, followed by San Jose at 9.3%, with Los Angeles, Dallas, and Seattle all in the 7.7% to 7.8% range. Pittsburgh, Columbus, and Chicago sat at the low end, all around 3.5% to 3.6%.
