A $2.3 million cut after weeks with no offers
Kylie Jenner trimmed the price on her longtime Hidden Hills estate from $20.25 million to $17.995 million earlier this year, a $2.3 million reduction that came roughly a month after she first put the eight-bedroom property on the market, according to TMZ’s reporting on the listing.
What’s actually inside the estate
The Hidden Hills property is the ten-bathroom home Jenner used while her newer, larger estate elsewhere in the same gated community was under construction, per TMZ. It comes with a private theater, a game room with a wet bar, a gym, and a dedicated massage room. Outside, there’s a pool and spa, an outdoor kitchen, a fire pit lounge, a six-car garage, and a circular driveway.
Part of a bigger real estate shuffle
This wasn’t Jenner’s only property move this year. Months earlier, she had also listed a separate Holmby Hills megamansion, asking $48 million for that property before eventually cutting its price as well, according to TMZ’s coverage of the Holmby Hills relisting. Hello! magazine similarly tracked the Hidden Hills price drop as part of a broader pattern of Jenner adjusting multiple properties within the same stretch of months.
Why the timing still matters
Homes priced above $15 million occupy a genuinely thin slice of the market, where the pool of qualified buyers is small by definition. Ultra-luxury listings that once might have sat patiently for six months to a year are increasingly getting repriced within weeks, a shift real estate analysts have attributed to higher borrowing costs pressuring even cash-heavy buyers to negotiate harder. What this really reflects is less about any flaw in the house and more about how quickly even top-tier sellers are adjusting their expectations once the first few weeks pass without a serious offer.
