9 Things That Can Make A House Harder To Sell Even When The Kitchen Is Beautiful And The Listing Photos Look Perfect

A gorgeous kitchen can sell a house in the first thirty seconds of a showing. Then the buyers walk down the hall.

Listing photos can look perfect, and buyers still notice what the camera skipped. Ceilings, closets, carpets, and the garage door all get a close look in person.

A February 2026 list from Backyard Garden Lover, written by Mercy Kambura and republished on AOL, ran through 15 home features that can make reselling a headache. Add a safety note from the Consumer Product Safety Commission and some figures from Kiplinger and Block Renovation, and here are nine things that can make a house harder to sell even when the kitchen is a showpiece.

Popcorn Ceilings Collect Dust And Raise Safety Questions

Backyard Garden Lover says popcorn ceilings collect dust and may contain asbestos if installed before the late 1970s. It advises testing first.

The Consumer Product Safety Commission says asbestos may be present in textured paint and patching compounds, and that their use was banned in 1977. The agency warns that sanding, scraping, or drilling these surfaces may release asbestos, and advises that if in doubt you treat the material as if it contains asbestos or have it sampled and analyzed by a qualified professional.

A Converted Garage Can Cost You Buyers Who Want Parking

Backyard Garden Lover says buyers lose parking and storage with a converted garage, and that converted spaces can feel cold. Its advice is to revert to a garage, or make sure any conversion is permitted and finished to match the house.

Block Renovation, in a 2026 guide, adds that in areas where buyers value garage parking, or in snowy climates, losing the garage can shrink your buyer pool.

The Backyard Pool Is A Dream For Some And A Chore For Others

Backyard Garden Lover notes that buyers may see insurance and upkeep costs as a liability. It suggests keeping the pool clean for showings and providing maintenance records.

Kiplinger, citing HouseLogic, says a pool may add up to 7 percent to resale value, and only in certain conditions such as a warm climate or a neighborhood where many neighbors have pools.

Outdated Fixtures Make Buyers Wonder What Else Is Old

According to Backyard Garden Lover, brass chandeliers and dated faucets signal an old renovation. The article says they make buyers suspect old plumbing and wiring.

Its suggested swap is brushed nickel or matte black options. A new faucet is a small project that can change the whole impression.

Do-It-Yourself Work That Looks Rushed Makes Buyers Distrust The Rest

The same list names uneven grout, crooked cabinets, and unsafe electrical work as problems that make buyers distrust the rest of the home. It recommends hiring a licensed contractor for repairs.

A showpiece kitchen helps, but a crooked cabinet in the hall bath undoes some of that goodwill.

Wallpaper Is Tedious To Remove And Can Damage The Wall

Backyard Garden Lover says removal of wallpaper is tedious and can damage the drywall underneath. It advises stripping it before listing, using a steamer or a professional.

Backyard Garden Lover lists too much wallpaper among its 15 resale problems. If you love wallpaper, that is fine for you. Buyers often picture the weekend they will spend scraping it off.

Wall-To-Wall Carpet Can Hold Odors, Dander, And Stains

The article says carpet can hold odors, pet dander, and stains, and that buyers often prefer hard flooring. It suggests refinishing hardwood if it exists underneath, or installing luxury vinyl plank.

Peek under a corner in a closet before you list. You may find a bonus waiting under there.

A Bathroom Without A Tub Can Narrow Your Buyer Pool

Backyard Garden Lover says highly customized bathrooms, such as removing a tub or using unusual fixtures, can limit appeal to families. It recommends keeping fixtures standard and restoring a tub if you removed the only one.

A walk-in shower can be a wonderful upgrade for the homeowner. It is worth thinking about the next owner too.

A Home Office With No Closet May Not Count As A Bedroom

The article lists home offices that eliminate bedrooms as a resale problem. Removing a bedroom’s closet can reduce its status as a bedroom and lower the home’s value, it says.

Its advice is to keep or restore the closet and make sure the room still meets bedroom requirements. Your local rules define what counts as a bedroom.

What To Do Before You List

The same Backyard Garden Lover list includes bold paint colors, sunrooms, built-ins, and elaborate landscaping, so the nine above are only a start.

Walk through your own house like a stranger would. Look up, look down, and open every closet.

Some of these fixes are a weekend project, and others deserve a professional’s opinion. Your agent can tell you which ones buyers in your area care about most.
