According to Redfin, the owner rented the place out from 2002 until roughly 11 years ago and has since updated the heating, electrical and roof, plus the bathroom. The basement holds two unfinished areas, one of which could become a half bath with laundry hookups, and there’s a shed in the backyard for extra storage. What the house doesn’t have, and never has had on paper, is a bedroom. It was built and has always been classified as a studio-style cottage, according to CBS News New York, which means anyone who wants a separate sleeping space would need to convert part of the basement, with the permits and safety upgrades that entails.
Property taxes run about $3,700 a year, or roughly $312 a month, modest by Long Island standards, and that combination of a low sale price and low carrying cost is a big part of why the listing has traveled so far beyond its own neighborhood. The listing description itself leans into the novelty, marketing the property as a “tiny house with tiny taxes” that’s “cute, efficient, and budget-friendly,” according to Greater Long Island, and pitching it to downsizers, first-time buyers and anyone simply tired of renting.

Beckman, a broker with four decades in the business, has priced the home to move and told CBS News New York that tiny houses get plenty of television coverage but almost never show up for sale on Long Island, which is part of what’s made this one stand out. She’s said she cut the price as low as she reasonably could and is fielding every offer that comes in rather than holding out for a specific number.
The math behind the interest isn’t complicated. Suffolk County’s median home price sits around $700,000, according to CBS News New York, putting most entry-level buyers in a tight spot before they’ve even started looking at kitchens and layouts. A $329,900 house, even a 446-square-foot one, changes the calculation entirely. Real estate analyst Mike McLean told the outlet that frustrated buyers priced out of the conventional market will go almost anywhere as long as there’s room to eventually expand, and a basement with unfinished space qualifies.
A Starter Home in the Literal Sense
Beckman has pitched the property as a foothold rather than a forever home, telling Redfin it’s a strong option for a single buyer or a newly married couple who wants to start building equity instead of paying rent. That’s a familiar argument in expensive housing markets, but it lands differently when the discussion is a studio cottage without a bedroom rather than a starter condo with two.
The listing also says something about what’s happened to the entry-level end of the Long Island market more broadly. A buyer who might once have found a small two-bedroom fixer-upper in this price range is now looking at properties like the Wyona Avenue cottage, houses that were built for a different era’s definition of a starter home and are being marketed that way again out of necessity. Whether the current round of attention converts into a closed sale or not, the fact that a 446-square-foot house with no bedroom is generating real offers says as much about the region’s housing costs as it does about the house itself.
