Homeowners Who Sold to Instant Cash Buyer Companies Say the Convenience Came With Hidden Fees That Secretly Devoured Far More of Their Profit Than They Ever Imagined

OPAD Offerpad Solutions

Selling to an instant cash-buyer company like Opendoor or Offerpad promises something traditional listings cannot: a guaranteed sale, often within days, with no showings, no staging, and no waiting for a buyer’s financing to fall through. Homeowners who have actually gone through with it say that convenience comes at a real cost — one that often does not become clear until the final paperwork lands.

How the Math Actually Works

iBuyers typically charge a service fee in the range of 5 percent of the sale price, comparable to a traditional agent commission, but that fee frequently comes on top of a purchase offer already priced below what the home might fetch on the open market, plus deductions for repair costs the company identifies during its own inspection. The combined effect is that a seller’s net proceeds from an iBuyer sale can end up meaningfully lower than what a traditional sale would have produced, even after accounting for the weeks or months a traditional listing might have taken.

What Sellers Are Actually Paying For

The trade-off is not necessarily a bad one — it depends entirely on what a seller values. For someone relocating for a job on a tight timeline, managing an inherited property from out of state, or simply unwilling to deal with showings and negotiations, the certainty and speed an iBuyer offers can be worth a lower final number. The complaints tend to come from sellers who underestimated how much lower that number would actually be, having anchored their expectations to the initial offer rather than the final one after fees and repair deductions were subtracted.

Repair Deductions Are Where the Surprises Live

Sellers who have gone through the process describe the repair-cost deduction phase as the part least like a traditional sale. A traditional buyer negotiates repairs through their own inspection and can walk away if the seller refuses to budge; an iBuyer simply presents its own inspection findings and adjusts the final offer downward, often with far less room to negotiate than a seller would have with an individual buyer motivated to keep a deal alive.

Who Should Actually Consider This Route

Real estate advisors increasingly frame the iBuyer decision as a straightforward trade of certainty for money: sellers who value speed and simplicity above maximizing their sale price are the ones for whom the math works out fine, while sellers focused purely on net proceeds are consistently better served running the numbers on both paths — a traditional listing and an iBuyer offer — before signing anything, rather than assuming the convenience fee is the only cost involved.
