Pet Ownership Has Quietly Become One of the Top Factors Determining Where Renters Will Even Consider Moving Next, Property Managers Now Say

Renters with a dog or cat are no longer just checking whether a building allows pets. According to new survey data, pet ownership now shapes which listings renters click on in the first place, and property managers say that shift is forcing them to rethink policies that used to be an afterthought.

PetScreening, a company that works directly with property management firms to handle pet and support-animal policies, has released its 2026 State of Pets in Rental Housing report, an annual survey drawn from renters and housing operators nationwide. The report’s central finding is straightforward: a pet is now one of the first filters renters apply when narrowing down where to even start a search, not a detail they sort out after they have already picked a favorite unit. For a growing share of renters, a property’s pet policy determines whether it gets a second look at all.

Rental Housing Journal’s coverage of the report places the finding in a wider context of a rental market where pet ownership has climbed steadily for years, particularly among younger renters who are more likely to delay homeownership and settle into apartments for longer stretches. The trade publication notes that as more renters bring animals into leased housing, operators who have not modernized their pet policies risk losing prospects before a leasing agent ever gets a call. Pet-related fees, breed and weight restrictions, and unclear documentation requirements are increasingly cited as reasons renters abandon a listing altogether rather than push forward with an application.

That dynamic has not gone unnoticed at the industry’s largest trade group. The National Apartment Association has said that pet-friendly policies are increasingly tied to resident satisfaction and retention, framing accommodating pet owners as a competitive necessity rather than a courtesy. For an industry where turnover is one of the largest costs an operator absorbs, a policy that keeps a pet-owning household from renewing its lease carries a real financial consequence, and the association’s guidance treats pet policy as a retention lever on par with amenities like in-unit laundry or reserved parking.

Taken together, the three sources point to the same conclusion from different angles: a company that processes pet applications for landlords, a trade publication that tracks operator behavior, and the association representing apartment owners are all describing a rental market where the presence of a dog or cat now influences a renter’s decision earlier and more decisively than in years past. For renters currently searching, that means pet policy details, fees, and restrictions are worth confirming before touring rather than after falling for a unit. For property managers, the message from their own industry group is that flexible, well-communicated pet policies are shifting from a nice-to-have into a baseline expectation shaping which properties even make a renter’s shortlist.
