Renters in Buffalo, Chicago and Houston Are Suddenly Searching for Homes Outside Their Own Cities, and Zillow Says It Is an Early Warning Sign for What Comes Next

Renters in three unlikely cities are suddenly browsing homes far outside their own zip codes, and researchers say the shift could be an early signal of where people are about to move next. According to Zillow’s own research team, the share of rental searches coming from outside the metro area rose by 4.2 percentage points in Buffalo, 3.7 points in Chicago, and 3.4 points in Houston compared with a year earlier.

None of these are the cities you would expect to top a relocation-market list. That is exactly why the researchers flagged them.

Why Rental Searches Predict Moving Trends

Zillow’s own analysis explains the logic in plain terms: renting is often how someone tests out a new city before committing to it long-term. Mischa Fisher, Zillow’s chief economist, said in the company’s report that when a market shows a growing share of rental searches coming from people who live somewhere else, “that tips us off to a developing pipeline.” Fisher added that a year-over-year surge in out-of-town browsing in places like Buffalo and Chicago suggests a wave of newcomers may not be far behind.

Buffalo, Chicago and Houston Aren’t the Whole Story

The same report found that Raleigh currently draws the largest share of outside interest of any market Zillow tracked, with 59% of its rental page views coming from non-local searchers, followed by Hartford at 55.1% and New Orleans at 53.7%. Buffalo, Chicago and Houston stood out less for their overall share of outside interest and more for how quickly that share has been climbing.

RISMedia’s coverage of the findings frames the trend as a signal worth watching for both renters trying to time a move and property owners deciding where to invest.

What It Means If You Are Weighing a Move

If you have been eyeing Buffalo for its lower cost of living, Chicago for its job market, or Houston for the lack of state income tax, you are apparently not alone. A trade publication covering the Chicago market specifically noted that rising outside interest often coincides with landlords testing higher rents on new listings.
