Tenant Learns He’s Been Underpaying Rent By $10 A Month For Nearly A Year And Now Faces Hundreds In Surprise Fees

For many renters, understanding the terms of a lease can be a straightforward process, but not all situations are created equal. A tenant in Virginia recently found himself in a perplexing predicament after discovering he had been underpaying his rent for almost a year, leading to unexpected fees that have left him feeling overwhelmed.

This individual has resided in a manufactured home community for over a decade and has always prided himself on being a responsible tenant who pays rent punctually. Each year, his lease auto-renews, and he receives a notice in the mail detailing any rent increase that takes effect on July 1st. This year was no different, or so he thought. The notices he received over the years indicated increases that ranged from $10 to $35, but the details of the rent hike in July 2025 seem to have slipped through the cracks.

After nearly a year of paying what he believed was the correct rent amount, the tenant received a notice on May 11, 2026, stating that he had an overdue balance. To his shock, he learned he owed $270, a sum that included three months of late fees, which amounted to $50 per month. He had been underpaying his rent by $10 each month since July 2025, and the late fees began accumulating in March 2026. With limited time to respond, he quickly contacted the management for clarification, but the delay in their response left him feeling anxious about his financial obligations.

The situation took a turn when he realized he could not locate the original notice from July 2025 that would confirm the rent increase details. According to his bank statements, he had transitioned from paying $451 to $471, but the property manager claimed he should have been paying $481. The tenant noted that he had been placing his rent payments in a drop box, assuming everything was in order, and had not received any communication regarding the discrepancy until the recent notice.

Adding to the complexity of the issue is the fact that the parent company of the manufactured home community is based in California. The park itself has seen a high turnover of managers, with four different individuals in charge over the past year alone. This instability in management has likely contributed to communication issues, as the tenant suspects that previous managers were responsible for sending out necessary notices that simply never reached him.

Now facing a demand for the total outstanding amount by the first of the month, the tenant is left wondering about his rights and responsibilities. With no prior notification about the underpayment and no communication from the management regarding the accrued late fees, he is questioning whether he should be held accountable for the outstanding balance.

While the tenant’s situation may seem unique, it highlights a common issue faced by renters in manufactured home communities—lack of clear communication. Renters often rely on timely and accurate information from property managers to fulfill their obligations, and when that information fails to reach them, it can lead to confusion and unexpected financial burdens.
