Rocket Made $709 Million In One Quarter, Yet Its CEO Calls This One Of The Hardest Mortgage Markets In A Generation And Says The Fourth Quarter Will Be Harder Still

America’s biggest mortgage lender just made $709 million in a quarter. Its chief executive still calls this one of the hardest mortgage markets in a generation.

Rocket Companies reported third quarter results on October 30, and the numbers say a lot about what it is like to buy or refinance a home right now.

The details were reported by RISMedia, along with HousingWire and Inman.

Profit Beat Expectations

Net income came in at $709 million. The report said the company beat expectations even as the market stayed stressed.

Chief executive Varun Krishna described the environment as “one of the hardest mortgage markets in a generation”.

Fewer People Are Applying

Purchase applications were down nearly 20%. Refinance applications fell by more than half.

Those two numbers explain why so many homeowners feel stuck. With rates where they are, most people with a lower rate on their current loan have no reason to refinance.

The Next Quarter Looks Harder

The company guided fourth quarter revenue to between $2.1 billion and $2.3 billion. It also expects refinance volume to fall by nearly half.

The company’s own view is blunt: “The fourth quarter will be harder still.”

What This Means For Homebuyers

When the largest lender in the country says demand has dropped this far, it points to a market where many people are waiting. Fewer buyers can mean more room to negotiate, but borrowing costs still decide who can afford a house.

Shopping lenders matters more in a slow market. Ask for a written estimate from more than one company, and compare the rate, the fees and the points.

What It Means For Homeowners

Refinancing is rarely worth it unless your rate would drop by a meaningful amount. If you have a low rate, keeping it may be the best thing you can do for your budget.

A home equity line of credit, or a loan on the equity you have built, is another path some people consider. Read the terms with care, because these loans often have variable rates.

Questions To Ask A Lender

  • What is the annual percentage rate, including fees?
  • Is the rate locked, and for how many days?
  • What closing costs will I pay, and which can be negotiated?
  • Will my loan be sold to another servicer?

Why A Profitable Lender Can Still Be Worried

Strong profit and weak demand can sit side by side. Large companies can earn money from servicing loans, from fees and from a mix of products even when new originations are slow.

The warning is about volume. Fewer applications mean fewer new loans, and that is the part that touches families looking for a home.

Prepare Before You Apply

Pull your credit reports and check them for errors. Pay down card balances if you can, since a lower balance helps your score. Avoid opening new accounts or making large purchases before closing.

Gather pay stubs, tax returns and bank statements ahead of time. A prepared borrower moves faster, and speed can matter when a seller has several offers.

How To Think About Timing

Nobody can promise where rates go next. Trying to time them perfectly is a game most people lose.

A better question is whether the payment fits your budget today with room to spare. If it does, the rate is one factor among many. If it does not, waiting while you save more for a down payment may be the safer route.

Keep Cash In Reserve

Closing costs, moving costs and early repairs add up. Keeping several months of expenses in the bank after you close gives you a cushion that no rate can.

What The Numbers Say About The Housing Market

A drop of nearly 20% in purchase applications is not a small ripple. It means a large share of people who might have been shopping for a home have stopped, either because of price or because of the payment.

The decline of more than 50% in refinance applications reflects how few homeowners can improve their current loan. Many bought or refinanced when rates were lower, and they have no incentive to give that up.

Sellers Feel It Too

When fewer buyers can qualify, sellers wait longer and cut prices more often. Real estate agents say a smart price at the start does more than a long series of reductions later.

If you plan to sell, ask your agent how many showings similar homes in your neighborhood need before an offer arrives, and what recent price cuts looked like.

Do Your Own Math

Take a mortgage calculator and run three scenarios, one with the rate you are quoted today, one a half point lower and one a half point higher. See whether the monthly payment still works at each.

If the higher rate breaks your budget, the loan is too tight, whatever the headline numbers say. Add property taxes, insurance and maintenance before deciding what you can afford.

A Calm Approach

The report shows a stressed market, but a stressed market is not a frozen one. People still buy homes, and some find good deals. The ones who do usually have their paperwork in order, a clear budget and the patience to wait for the right house.
