Homeowners Are Ripping Open Reassessment Notices in Total Disbelief to Find Their Property Taxes Jumped by Thousands of Dollars in a Single Year, and Local Assessors Say the Furious Backlash Calls Are Nonstop

Home values climbed sharply in most parts of the country over the past several years. Property tax bills are now catching up to that increase all at once for many homeowners, and the resulting reassessment notices have produced exactly the kind of sticker shock that keeps local assessor offices fielding a steady stream of furious phone calls.

The National Numbers Behind the Shock

Total property tax revenue collected on single-family homes nationally reached $382.7 billion in 2024, up 5.3 percent from the year before, with the average tax bill on a single-family home rising 6 percent to roughly $4,300. Over the five years from 2019 to 2024, property taxes climbed nationally by around 30 percent — a pace that has outrun both general inflation and wage growth over the same stretch, according to widely cited property tax data compiled from local assessor and county records nationwide.

Why Reassessments Land So Unevenly

Property tax reassessments are not distributed evenly across a city or county, since they are driven by how much a specific area’s home values have actually risen since the last assessment cycle, which can vary dramatically block by block. Cook County, Illinois offers a stark illustration: some homeowners there saw a 16 percent increase on their second property tax installment in a recent cycle, while homeowners specifically in the West Garfield Park neighborhood saw average increases of 133 percent over the same period — the same county, the same tax system, wildly different outcomes depending on how much a specific neighborhood’s values shifted.

Why the Timing Makes It Feel Like a Trap

Reassessment cycles typically run on a multi-year delay from the actual market movement they are based on, meaning a homeowner’s tax bill can jump sharply years after the home value increase that triggered it already happened — often after a homeowner has settled into a monthly budget built around the old, lower tax amount. That lag is exactly why reassessment notices land as a shock rather than a gradual adjustment: homeowners are absorbing years of accumulated value increase in a single reassessment cycle, rather than experiencing it in small annual increments.

What Homeowners Can Actually Do About It

Nearly every jurisdiction offers a formal appeal process for a reassessment a homeowner believes is inaccurate, though the burden of proof and the strength of a successful appeal generally depends on documenting comparable properties with lower assessments or errors in the assessor’s own property description. Property tax consultants who specialize in these appeals report that a meaningful share of reassessments do get reduced on formal challenge, particularly when a homeowner can show the assessor’s records contain factual errors about square footage, lot size, or property condition — making a formal appeal worth the paperwork for homeowners facing a bill increase that looks disproportionate to what actually changed about their home.
